COMMERCIAL Inspections required
Energy:
- If there are any pipes carrying heated or cooled water below the slab, they must be insulated and be inspected prior to foundation pour.
- Air barrier and all sealing must be inspected at framing stage. (PRIOR to any insulation going in)
- Windows and Doors between rough opening framing and window or door frame must be completely sealed with foam or caulk.
- Sill plate must be sealed on the inside and outside with foam or caulk.
- All exterior walls, corner studs, Cripple Studs, Headers, or any other parallel framing, must be sealed with foam or caulk
- All penetrations of top plate/ceiling into attic, must be sealed with foam or caulk
- All wall penetrations to the exterior or through Sheathing must be sealed with foam or caulk. Including nail holes.
- Windows, skylights and doors must be labeled with U-factor and SHGC, or manufacturer specs must be provided.
- Duct Insulation and sealing, visual inspection.
- Mechanical system piping carrying fluid over 104° or below 55° must be insulated with R-3 insulation
- ALL Insulation in walls, crawl spaces, knee walls, attics, etc. must be inspected before being covered.
- Exterior continuous insulation shall be sealed and inspected prior to be covered.
- Roof Insulation MUST be inspected at roofing stage if flat roof, low slope roof, or using ISO board foam panels contained inside the roof system.
- Final Inspection; this includes any blown attic insulation (if not already inspected), the lighting inspection, including daylighting, occupancy sensors, switching, and emergency lighting. Attic access ladders and or hatches, must be insulated the same as the attic/roof and have a weather seal
- Numbers 2 through 5 are generally done in 1 single inspection visit.
- Numbers 6 & 7 are generally done in 1 single inspection visit.
Green:
- Site waste: site clearing waste must do 50% diversion from landfill. MUST have documents proving diversion.
- Site Hardscape, Walkway and bike paths. shall have one or more of the following: Minimum SRI of .30, b. Shaded by structures, c. Shaded by trees, d. Pervious paving, pavers or aggregate. This is inspected after all hardscape is completed.
- Roof surfaces shall comply with table 408.1 – Aged SRI – manufacturer’s specs for roof materials must be provided.
- Outdoor lighting. All exterior lighting will be fully shielded to prevent light pollution and be no more than 250 watts lamp. Visual inspection after all lighting is installed. Must have 1 lamp form each type fixture on hand, in its original packaging, for inspection.
- All materials shall be handled and stored per manufacturer’s instructions and protected from moisture. Site inspection usually done 1/3 of way through construction period.
- Construction waste: ALL Construction waste must do 50% diversion from landfill. MUST have documents proving diversion.
- A post occupancy recycling area will be provided. Will be inspected for location at Final (or prior site inspection).
- A storage area will be provided for lamps, batteries and electronics. Will be inspected for location at Final (or prior site inspection).
- Separate room for printers, copiers and janitorial use. Will be inspected for location at Final (or prior site inspection).
- Material selection: a minimum 45% of materials used will be: a. Used materials, b. Recycled content materials, c. Recyclable building materials and components, d. Bio- based materials, e. Indigenous materials. Will be inspected for verification of compliance with plans/plan review at Final
- All water fixtures will be water sense Will be inspected for verification of compliance at Final/ manufacturer’s specs for materials must be provided.
- All HVAC systems and components will comply with chapter 7 and Chapter 8 of 2012 IgCC. Will be inspected for verification of compliance at Final/ manufacturer’s specs for materials must be provided.
- All Water systems and components will comply with chapter 7of 2012 IgCC. Will be inspected for verification of compliance at Final/ manufacturer’s specs for materials must be provided.
- An Indoor Air Quality Management plan will be completed – Verification of compliance with 2 site inspections at different times through construction.
- post construction/pre-occupancy IAQ test will be completed. Test results must be provided prior to scheduling Final Inspection.
